You're Making Your Landlord Rich!

While you’re fussing over your bills, did you realize you’re making your landlord rich? Rentals are the most lucrative business to get into. It turns ordinary people into multi-millionaires. The next time you’re afraid of committing to a mortgage, keep in mind that you’ve already committed to paying off the mortgage of someone else - every single month you rent. The only time home buying doesn’t make sense is if you’re still living with your parents rent-free. Or you prefer to live out of an R.V. or tent. But if you prefer to live in a home, or a condo, it always makes the most sense to buy.
Stop making your landlord rich and start building your own net worth. You can still enjoy owning a home - even if you don’t intend to stay in an area for long. You can always resell your home, most often for more money than you put in, or turn it into a lucrative side business by renting it out. Whatever you decide, don’t be afraid of a mortgage commitment - you’re paying one regardless. Now ask yourself, do you want to make yourself money or make your landlord money?

If you’re worried that a home is too much of a commitment, while you still enjoy travelling around the world, having a great Realtor on your side can help ensure you aren’t tied down by a home.
No one ever said your net worth is a burden. Build your net worth by owning your own dream house and recoup your investment when the day comes to sell. If you’re paying the same amount on rent as you could on a mortgage payment, doesn’t it make sense to put that monthly amount into a home you could actually get the money back on? Of course it does! Give us a call, it’s time to invest in yourself and your future.

The Catch You Shouldn't Fall For...

With the growth of online tools, companies are quickly building products to serve the real estate community. After all, it’s a lucrative industry, home buying and selling will always be a thing - even if it does slow down, and companies around the world are diving in to make as much money off consumers as possible.
What are they selling? The ease. The ease of buying or selling a home online. The catch? You actually don’t benefit from these online quick-sale services. In fact, you could find yourself out of tens-of-thousands in cost difference. If you’re in the market to buy or sell, and are considering foregoing a real estate agent for an online service, be sure you read the fine print. You’ll often times find that you aren’t benefiting at all. Will they buy your home upfront to resale, so you don’t have to worry about the headache? Sure, but you may have been able to get $50,000 more for your house using a Realtor. Can you see and purchase your dream home through said services and “save” on agent commissions? Sure, but you’ll probably be overpaying for the home anyway.
The real estate industry is heavily regulated for licensed professionals to ensure the consumer is always getting the best representation for the best savings. These online services don’t require regulation and licensing, therefore, they can get away with fine print “scams.”

Be sure you do your research. A Realtor is there to make YOU the most money. Quick online services are focused on making their business the most money - not focused on how much you can sell your home for or how much you can save when you buy. Licensed professionals exist for a reason, be sure you don’t lose more than you can afford to by using a gimmicky online service that dubs buying and selling an “easy” process. Any good agent will make the process easy, minus general lending issues that may arise.

Using Baking Soda In Your Laundry Room

That orange box of baking soda tucked away in your fridge or kitchen cabinet can also be an inexpensive, and earth-friendly, solution for your laundry needs. It’s safe to use in both standard and high-efficiency washers and is one of the best products available to reduce your dependence on chemicals. Let’s take a look into the top 5 ways baking soda can be used in your laundry room:
  1. Reduce and Remove Laundry Odor

  2. The body odors found on our clothing and linens are caused by different types of bacteria. These bacteria are removed when the detergent’s molecules break them up and flush them away from the clothing. Less expensive detergents generally don’t have strong enough enzymes to remove all of the bacteria, so baking soda will be a great boost to your detergent’s bacteria fighting power. Add 1/2 cup of baking soda to each laundry load to make your detergent work more effectively.
  3. Boost Bleach Performance

Bleach is often used to removed odors and stains from our laundry; however, if the water is too acidic, bleach doesn’t do it’s job as effectively. Just as it boosts detergent performance, baking powder can also help how effectively your bleach works. Which equates to less use of bleach and it’s negative impact on our environment.
  4. Use As A Natural Fabric Softener

Baking soda is great for regulating your water’s pH level in your washer. It does this by making sure the rinse water is not too acidic or full of alkaline. 1/2 cup of baking soda to each rinse cycle with balance the mineral deposits in the water and keep them off of your clothes. It’s the minerals that make your clothing feel stiff, baking soda is a shield for your clothes from these minerals.
  5. Great For Cleaning Irons

Baking soda is a gentle and earth-friendly abrasive. The face plate of an iron is notorious for building up starch and scorch deposits. To remove this build-up, mix a paste of water and baking soda and rub the paste over the face of the cool iron with a white cloth. Gently wipe the build-up away. You can finish with a wipe of white vinegar with a fresh towel.
  6. Controls Water Suds

If you accidentally use regular laundry detergent on a washing machine that requires HE detergent, you’ll get a mess of suds. They might be fun to look at, but they are a pain to clean up. If you make this mistake, just grab a box of baking soda and sprinkle it directly on the suds to break them down. The baking soda is good at absorbing the moisture and will make clean-up much easier.

Using Paint to Enhance the Size of a Room

Paint colors can drastically affect the feeling of a room. It can make it enjoyable to be in, or leave you feeling uncomfortable. It can alter the perception of the room's shape and size and add to, or take away from, the atmosphere you're trying to portray in your space. The paint you use in your house can make or break its aesthetics.
COLOR TIPS
Dark Colors:
+ Adds coziness to a room.
+ Used to make a large room feel smaller.
+ Advances the color in the room.

Light Colors:
+ Used to make small rooms feel bigger.
+ Recedes the color in a room.
+ Light colors help a space feel more airy.
Lighter colors tend to recede, which makes it appear farther away, therefore making the room feel bigger. Darker colors tend to advance, which makes them seem closer, in turn making the room feel smaller. You can use colors to completely modify the size of a room by perception. You can use this concept to minimize unattractive features in your house or highlight focal points.
If your room is too large and doesn't make the space feel cozy, you can paint your ceiling a darker color than the walls, to help them feel a little lower. Conversely, if your ceilings are too low and makes you feel claustrophobic, you can paint them a lighter shade to help them feel higher.

Simple Sprucing Tips For Your Home

You don't need thousands of dollars to fully refurbish your home to make it feel like new again. Instead, you can DIY a lot of features in your house to help spruce it up for the upcoming season. Whether you plan to sell your home, have guests over, or are just tired of how drab it's been feeling lately, here are a few tips and tricks you can use to refresh your space:
CLEAN + DECLUTTER
Throw out all of the junk taking up space! You'd be surprised by how much more you'll fall back in love with your home when you take out the collection of accumulated stuff that has piled up over the years and finally get to see your home's features for what they are. Store what you don't need/use in either the attic, basement, or in a storage unit. After you've decluttered, be sure to finish it off by cleaning your home. Clean windows, walls, and the floors for the best results.
BRING IN NATURAL LIGHT
Do you have heavy curtains covering your windows? Bring them down! Not only will this make your space feel bigger by removing stuff off the walls, it'll also feel alive again with all of the natural light that pours in.
ADD FRESH PAINT
Nothing refreshes a home like a new coat of paint. If you have dark dull colors, opt for lighter tones. Covering up stains on the walls, or drab old paint, can help your house feel brand new all over again.
ADD TILE
Consider adding a tile backsplash in your kitchen or bathroom. You don't have to spend a lot of money to get beautiful results. Be sure you get tiles that compliment the colors in the space, so it doesn't clash and look unappealing.
ADD COLOR
Although neutral colors are always recommended as the base of any home decor, don't be afraid to compliment your neutrals with a pop of color. You can add it throughout the home by using flowers, pillows, decor, or even light curtains that are staged on the sides of your windows.
CHANGE OUT FIXTURES + HARDWARE
You'd be surprised by how much more a kitchen can look different just by replacing the hardware on the cabinets. A bathroom or living room can come alive again by installing a brand new light fixture. If you moved into a place that still has the same stock hardware or fixtures, replace them and add a little creativity with the new pieces you have installed.
REARRANGE FURNITURE
Head to Pinterest and get inspired for new living room, bedroom, or dining room arrangements. Most homeowners decorate "incorrectly" when it comes to standard staging rules. View a variety of furniture set-ups on social media and let it motivate you to rearrange your space. You don't have to buy a bunch of new furniture to make a drastic change.

Home Buying Myths!

Although the internet can be a great resource for a variety of information, a lot of that information is incorrect. One of the most important and expensive decisions in your life, home buying, tends to circulate a lot of misinformation. Most of that misinformation is in regards to how much of a down payment you need or what your credit score needs to be. Let's go over the real facts about buying a home and knock those myths out, so they don't hinder your ability to purchase!
CREDIT SCORES

Though it may come as a surprise, you don't need a perfect credit score to purchase a home. Traditional bank lenders will work with credit scores as low as 640, but your agent can also get you connected with local lenders that accept credit scores as low as 580. Although there are other required stipulations to qualify for the loan, you don't need a perfect score in the 700's or 800's to get approved for a mortgage.
DOWN PAYMENTS
You don't have to sell an arm and a leg to be able to purchase your dream house. There is a huge misconception that you need to pay a minimum of 20% down to buy. That information is outdated. These days, there a large variety of loan programs that only need an average of 3-5% down. Based on your income or military status, you may even qualify for mortgage programs that require 0% down. Although you'll expect to pay an additional 3% in closing costs, which is separate from the down payment, this is still significantly less that 20% of the purchase price. If you're in a buyer's market, you may even be able to negotiate for the closing costs to be covered by the sellers.
Be sure to connect with us to ensure you have the right facts. Don't let online myths persuade you into thinking you can't qualify or afford to buy a home. There are a variety of programs to help you get into your dream house. Since these vary by county to county, and state to state, it's imperative we talk and fill you in on the facts.

Tips To Beautify Rooms In Your Home

There’s no place like home, so why not make home the most beautiful and cozy place you can stay in? Let’s dive into some techniques that can help you showcase the best features of every room in your house. Just a touch of color, texture, and personality can transform your home into something new. Here’s a few tips that aren’t a lot of hassle:

ADD SOME COLOR
Going with a neutral scheme can never go wrong, but if you’re feeling like your room is a little drab, don’t be afraid to go with a bold color. You can do an accent wall that compliments the current color scheme or use your furniture or accent pieces to bring a touch of color. Color doesn’t have to mean clutter, you can keep the rest of the room simple and add the dramatic touch with a few elements.

USE SOME MIRRORS
Bringing in some mirrors can add light and room to your space. Using mirrors in staging is known to help the room look like it’s much bigger than it is it. Add a few accent mirrors, preferably right across the room from a window, to brighten up your space and keep it from feeling too tight and small.

PLAY WITH ACCESSORIES
We get it, furniture can get expensive, but there is so much you can do with a room just getting creative with accessories. Get some unique decorative pieces and let your room tell a story around them. Hop down to your closest antique store and grab some pieces that are bold. You can also hop into Hobby Lobby or TJ Maxx, they have beautiful and unique decorative pieces that are incredibly affordable.

ADD SOME GREEN
Nothing gives a space some life like some life, literally. Add some plants to your rooms, lots of green ones that are easy to keep alive, to add a unique touch to the room. You’d be surprised how much a room looks “finished” when you add a beautiful tree to the corner of a room.

EMBRACE THE LIGHT
The natural light, we mean. Don’t block out your windows with heavy drapes or hide them behind furniture. Decorate around your room in a way that compliments the windows and brings the natural light in.

ADD TEXTURE
Use fur throws or pillows, use patterns in your fabrics, etc. Don’t be afraid to add unique textures throughout the home. It gives your eyes something to land on as it’s looking around the room. You can even use metallics. Don’t over-do it, because then it can get overwhelming. Just get a few textures that compliment each other and put them in clever places around your room.

REMOVE CLUTTER
A tip you’ll hear often, nothing brings the best out in a room then getting rid of all the clutter and junk. If you have a hard time walking around your room or finding things, it may be time to get a few boxes and start cleaning out the things that don’t really belong.

Save You Home From Dryer Fires

Every year, more than 2900 home fires are started by clothes dryers. The leading cause of these fires are from a build of up lint from lack of maintenance. The removable lint filter unfortunately doesn't catch all of the cloth and fabric particles, so maintenance requires a little more than just emptying the filter after each load. Whether you live in your own home or plan to purchase in the near future, it's important to have safeguards in place for the utilities that you use that could put your home at risk. You want to make sure that the lint that gets trapped in crevices and in the hose on it's way outside are thoroughly cleaned.
Here are a few warning signs to look for that may indicate your dryer is getting clogged up by lint:
·         Clothes are taking a lot longer to dry, and sometimes not even drying all the way.
·         Clothes may be hotter by the end of the cycle.
·         The outside of the dryer starts to get really hot.
·         The outside exhaust vent flapper isn't opening much.
·         The laundry room begins to feel really humid.
·         There is a burnt smell in the laundry room.
If this seems to be the case, then you'll want to evaluate your dryer. The tools you need to clean it are as follows:
·         A vacuum with a long hose attachment.
·         Dryer vent brush kit.
·         Screwdriver
·         UL listed metal foil duct tape
Here are 4 steps to cleaning your dryer:
1. Remove the lint trap filter and make sure it's completely cleaned off. You want to make sure you're cleaning the filter after every load to help prevent lint build up.
2. Vacuum the space that houses the lint trap filter. The filter doesn't capture all of the particles, and this is the second place the lint will begin to accumulate.
3. Disconnect the dryer duct and clean out the duct with a long hose from a vacuum. You can also use a duct brush to help you complete a more thorough job.
4. Make sure the duct is connected properly. You don't want it cinched in any part of the duct, to prevent crevices where the lint can get stuck.
No one knows the value your home has as much as this real estate pro, keep it protected by taking some simple cautionary steps to keeping everything in running order. BUYER'S OR SELLER'S MARKET

Remember when houses sold the same day or week that the sign went in the yard?  And then you remember when the sign in the yard seemed to linger for months?  There is an explanation for this swing in the real estate market.

A Buyer's Market means that supply exceeds demand or there are more houses on the market for sale than buyers who buy them.  A Seller's Market means that demand exceeds supply, or there are more buyers than houses for sale.  Usually in a Buyer's Market the prices go down, and in a Seller's Market, prices go up.  This cycle has repeated many times in the past and will continue to repeat in the future.

If you are interested in learning more about the process, the requirements, and the time line of either buying and/or selling your home, feel free to stop by our office and speak with Maria, Lupe or Belen.

Making An Offer!

I've found  my dream  home, now what?
Let's get together and enter in an Offer to Purchase Contract. Along with standard pre-printed legal clauses that protect the interests of the parties involved, there are also negotiable components of an offer, including:

1. Offering Price.
2. Earnest deposit amount, showing the buyers good faith desire to proceed.
3. Close of escrow date.
4. Summary of financing to be obtained by the buyer.
5. Personal items that are conveyed with the real property.
6. Any additional contingencies to the transaction, such as loan, appraisal and inspections.

When the offer is presented to the sellers, they have three options: accept the offer, reject the offer or make a counter-offer to any part of the offer. Negotiations continue until there is a meeting of the minds on all terms. We know it's a lot to discuss and it can be overwhelming, with the right agent, you won't go through the process alone!

Questions? We can be reached by phone 805 465-2001 or text 805 443-7383.

It's Because Of The Price...

Are you getting frustrated that your home hasn't already sold? Has it been sitting on the market with little to no showings, while houses nearby are going under contract almost immediately? We're here to tell you, the solution is simple: lower the price! I know, I know, you probably already heard this from your agent and thought that it was worth the price you wanted. But the truth of the matter is, the market is hot. It's at the hottest point it has been in a long time, and if your home isn't selling in today's market, and your agent is working their butt off to market it, then the price is too high.
Who doesn't want to sell what they own, and cherish, for the most they can get? And your agent wants to sell your home for top dollar as well! But if you still haven't received an offer in such a strong seller's market, it's time to sit down with your agent, reevaluate your motivation to sell, and talk about a new price. Do you have goals when it comes to moving? A new house, a new state? That's awesome! So if you want to move forward with your life, cut out the stress of slowing down your sale, and make the best decision to ensure your home can get under contract. And keep in mind, there is a highly likely chance, that by pricing lower than market value, you can anticipate a bidding frenzy that can get you even more than you anticipated. Supply and demand, it works wonders when you let your agent play the numbers to get buyers in a frenzy for your home. Drop it down to what your trusted agent recommends, and you'll be putting your best foot forward in your market. We're just a call or an email away, feel free to reach out to us with any questions you may have. Maria Zendejas & Team 805 465-2001 and zendejas@aol.com

10 Staging Tips to Get Your Home Sold!

Ready to sell your house? Here is a few staging tips to get your home prepared for the market. When listing a home that cost hundreds of thousands of dollars, if not millions, you want to make sure it's presented in the best light. You wouldn't buy a $50,000 dollar car if it was filled from top to bottom in someone's personal content and trash. This is the same mindset you need to carry into selling your home that will be worth well over a $100,000.

1. SAY BYE TO CLUTTER

The best thing you can do for your home for sale is to get rid of all of your clutter! Make a rule for your home that for every new piece that comes in, one must go. One of the biggest factors to a cluttered home is too much furniture. Generally, in a professional staging, half the home owner's furniture is removed to make the house look much bigger. Look around your house and see what you can pack away. It'll be worth the investment to get a storage unit for a couple of months to store away a lot of your furnishings and goods.

2. FURNITURE GROUPINGS

It's largely misconceived that furniture pushed directly up against walls make a room look bigger, but this is far from true. Instead, you'll want to float your furniture in reach room and away from the walls. Position your sofas and chairs into cozy conversational groupings. Be sure the furnishings are placed to make the traffic flow in a room obvious. This will make the room more user-friendly and will make it look larger.

3. TRANSFORM ROOMS

If you have a room that has only served to collect boxes or other junk, it's important to purpose the room to something that is functional. You can make it into an extra bedroom, a small cozy nook/reading room, etc. If it's in the basement, hid the boxes and turn it into a gaming room or family area.

4. HOME LIGHTING

Great lighting is the trick to making a staged home look warm and welcome. Most homes are improperly lit, which makes rooms look dark and dreary. There is a quick fix to this issue. Increase the wattage in your fixtures and lamps, aiming for about 100 watts per 50 square feet. Add three different types of lighting to each room: ambient (general overhead), task (under cabinets or pendants), and accent lighting (table lamps and wall accents).

5. GO NEUTRAL

The simple trick to toning down dated finishing in any space is a little bit of fresh paint. You don't want to go stark white, but look into neutral grey and beige colors. Beige colors can also consist of warm honey like colors, soft blues and greens, and a variety of undertones that add a little life to a general neutral color. If you do want to use bold colors, be sure to only keep it on accent walls to help enhance structural features.

6. MAKE IT LOOK BIGGER

If you want to make a room bigger than it is, paint the room the same color as an adjacent room. For small kitchens and dining rooms, a seamless look will make the space feel like one, open it up, and make it seem much larger. Using drapes that match the wall colors can also add an emphasis to the room's size.

7. USE YOUR GARDEN

Staged homes have an emphasis in fresh flowers and pricey floral arrangements. If you don't have the money to go all out on florals, you can get this same effect by raiding your garden space. You can DIY beautiful pieces with fern fronds, magnolia clippings, and more. Use the spring and summer months to find cheerful flowers and use them in your arrangements.

8. GET A FACELIFT

So you can't afford new cabinets? Then you can just get new doors and drawer fronts. Then paint everything to match and add new hardware to them. Instead of replacing the entire dishwasher, you may be able to get a new front panel, go for stainless steel if you can pull it off. Check with the manufacturer to see if replacements are available for your model.

9.MAKE NECESSARY REPAIRS

Unfinished home projects can really scare off potential home buyers, so you'll want to be sure to make required repairs. Missing floorboards and large cracks in the sidewalk on the way to your door tend to be a red flag. Holes in walls and scratched up door frames can really look unattractive. These repairs cost you less to fix than buyers might deduct from the asking price.

10. CLEAN YOUR HOME

Aside from de-cluttering, the most important step to staging your home is to clean it. A dirty house is a quick turn-off for potential buyers. Most homes, especially with children and pets, and smokers, have a smell that may go undetected to home owners, but are quickly picked up by strangers. Be sure to have your home professionally cleaned prior to staging to appeal to all buyers that your home is nice and fresh.

Don't Replace Your Agent With The Internet

With the influx of new technology and web based solutions, it isn't a surprise that everything is moving fast into the era of the internet. From sites like Uber to Grubhub, we generally can pull up our phones or laptops to order what we want with ease. And with every industry being revolutionized by technology, the same methods are "attempting" to be applied to the real estate industry.
We could all agree that the simplification of the process through paperwork would be much appreciated by agents and buyers/sellers alike; but the attempt of replacing the agent by sites like Zillow and other third party resources, can lead to a snowball affect of disaster. Think about real estate being smack dab in the middle of fast food and a doctor. You can use your mobile device to quickly place your order for a $20 meal, but when it comes to getting a surgery, you'll want to put that phone down and visit a professional. Now think of your real estate agent being in the middle of all of that. You can use your devices to look for a home, look at market data the way you look at WebMD, knowing not to take it too seriously because you need a real professional's input, but it's fun and gives you a general idea of what to expect. But there in lies the issue, the data online is an oversimplified version of what goes into the process of buying and selling. The same way it oversimplifies medical diseases and surgeries, you'd still expect to get a professional's diagnosis.
Although a real estate agent isn't quite like a doctor, the industry in it's legalities, contracts, and processes is similar in the sense that it needs to be taken seriously. Looking for a house online and wanting to put an immediate offer on one can be exciting and fun, but the issues that require a professional's guidance comes after the initial contract is written up and the hard work comes into place to actually make the home your own. Same for sellers, if you decide to put your home on the market and want a website that will give you an automatic offer, how do you know you're not being taken advantage of in the price? But most importantly, how do you know you're not being taken advantage of in other aspects of the contract? Because there is a lot more to the sale of the home then just agreeing on a number.
The next time you're digging through public sites for homes for sale, and getting instant home valuation estimates, keep in mind that this is a simple process to give you an idea of your market. A very general idea. But after you've found the perfect house, or after you've decided that the numbers make some sense for you to sell, call your favorite real estate agent and make sure they give you a more detailed look into the market and assist you through the full process, not just the exciting first parts. Because it's going to be in the middle of a contract when the lending is falling apart, or negotiations can't be made on repairs and emotions are at an all time high, that you are going to wish you had put down your laptop and had an agent fighting for you by your side. Use the internet, have fun with it's amazing resources, but don't let it replace your agent. We aren't in an age, just yet, where technology can do everything a professional can.
